County permit records reveal what Miami-Dade homeowners are declaring for pool projects — and why the values spread so widely.
A pool is the biggest single project most homeowners ever take on, and it is one of the hardest to price from the outside. Two jobs can both be called "a pool" and differ by tens of thousands of dollars. The county records do not solve that problem entirely, but they give you a real baseline instead of a guess.
In the 12 months to October 2026, 1,651 pool jobs were filed on houses in Miami-Dade. The middle job was valued at $40,000 — half the jobs were valued above that figure, half below. The work was spread across 452 companies, which is a lot of builders for one county.
The busiest ZIP codes are clustered in the central and southern parts of the county. In 33176, contractors filed 75 pool jobs, with a middle value of $40,000. In 33155, there were 70 jobs, valued at $36,400 at the middle. In 33177, there were 68 jobs, valued at $35,000 at the middle. And in 33175, there were 60 jobs, valued at $40,000 at the middle.
The busiest companies countywide were Unique Patios & Pools Inc with 67 jobs, Dade Pools Inc with 44 jobs, and MVM Construction Group with 43 jobs.
The county records mix two different kinds of work: brand-new pools and major remodels of existing ones. Both get filed the same way, which is why values range from modest sums to well into six figures. A new pool with a spa, a large deck, and a full equipment package is a different project from a resurfacing job, but they sit side by side in the same data.
That is also why the middle value of $40,000 is the most honest number in the set, not the highest or the lowest. It sits at the point where half of all pool filings — new builds and remodels together — were valued above and half below.
One caution: the declared value is the figure written on the county record when the job was filed. It is not a quote and not the final bill. Landscaping, fencing, and furniture are often left out of the filing entirely, and they are not left out of your budget.
A pool is not a week of work. Digging, steel, plumbing, shell, deck, and finish stretch over months, with inspections at each stage and plenty of chances for delays. That is why a builder's recent local record matters more for pools than for almost any other home project. With 452 companies filing work, the range of experience is wide. A builder who has completed a steady run of pool jobs in your ZIP code in the past year is a much safer bet than one with no visible recent filings.
Ask any builder under consideration what jobs they have filed in the county recently — and verify the answer rather than taking it on faith.
