Public permit records show 1,789 residential re-roof jobs in the City of Miami from November 2025 to October 2026, what they were filed for, and who pulled the permits.

A new roof is the biggest single repair most South Florida homes need, and the quotes can be hard to compare. Permit records for the City of Miami show what homeowners nearby actually declared for the same job.

Why declared values differ from quotes

The value on a permit is the declared valuation written when the job was filed. It is not a quote or the final bill. Tile costs more than shingle, and a cut-up roof with many valleys costs more than a simple one. Decking replacement and code upgrades can add to the final price.

How we counted

  • Source: City of Miami building permits, public ArcGIS layer (Building_Permits_Since_2014/FeatureServer/0), pulled 2026-11-04. City of Miami only. Counts only permits whose City scope of work is BUILDING ROOFING, which leaves out roofs filed as part of new construction, additions and remodels.
  • Coverage: permits issued 2025-11-01 to 2026-10-31; every month has filings: 2025-11 142, 2025-12 120, 2026-01 130, 2026-02 180, 2026-03 178, 2026-04 169, 2026-05 141, 2026-06 175, 2026-07 156, 2026-08 136, 2026-09 107, 2026-10 155.
  • Which permits count: residential re-roof permits (the City layer has no single-family flag, so some small multifamily buildings may be included) under Radar's re-roof definition: roofing category or roofing work item, re-roof scope, excluding new construction, additions, ADUs, solar, repair-only, gutter, skylight and coating permits.
  • Values: declared value kept if $1,000 to $250,000; 1,788 of 1,789 permits had a usable value.
  • Contractors: City permits carry no license number, so businesses are matched to DBPR by exact normalized business name; ambiguous matches are left out. No homeowner names or addresses are used.
